Home buying is often one of the most enjoyable experiences that an individual can go through.  There is no reason that this cannot still be the case.  Being a smart and careful shopper can be used to a buyer's advantage when the housing market is turned upside down.

Selecting one of our agents is an important first step in the home buying process.  Our office keeps at the forefront of changing trends in the housing industry.  Small changes can sometimes be significant.  For example, some closing attorneys will only allow signers to attending closing during this health crisis.  We are also able to perform virtual tours for our clients if they wish to stay at home during the narrowing process.

Most paperwork can be done electronically or through the mail.  Electronic contracts will provide you with digital copies for your records and provide process tracking to see what stage signatures are being compiled, much like a package tracker from UPS or FedEx.

Selling in an uncertain market

Selling a home during a period of social distancing presents challenges never before seen in the real estate industry, but our knowledgeable and attentive agents can help you navigate these uncharted waters.  Many buyers are not leaving their home, and many are using their savings to maintain their daily lives.  That does not mean that buyers are not out there.  

Mortgage rates are still competitive, and many competing sellers are pulling their homes off of the market.  Because there are a limited number of buyers, that allows a buyer to negotiate a little bit tighter; however, as a seller, you have part of the limited inventory.

Renting


Finding a home is still a reality

Renting a home is difficult when you are not able to physically tour the place you want to lease.  Morgantown has historically had many housing options, and leases are signed months in advance.  A home that has a lease starting in May, could possibly have had a lease signed the previous November.  Bel-Cross has a unique advantage to help you find your next home.  

We have a number of licensed real estate agents who are able to give virtual tours of homes available for rent.  Our agents are able to assist you in searching and provide listings that match your preferences. We have also asked many of our existing tenants to give us video tours of their homes, and talk about their experiences to help promote social distancing. We are adding pre-recorded video tours daily to help assist you in your search.
