Who Pays for the Services of a Buyer's Agent?
"The buyer pays no more for the services of a buyer's agent than they
would if using a traditional seller's agent."
This is a statement that every buyer needs to understand. While technically
you are hiring an agent to represent you, the compensation usually comes
from the transaction.
The seller, when they list their property for sale, agree to some amount
and type of compensation to be paid at closing. Generally the amount of
compensation offered to other real estate firms is made via the multiple
listing service to both sub-agents and buyer's agents.
Occasionally a buyer may elect to compensate us directly for services
offered. This is the buyers choice only and can be a specified or flat
amount or other agreed form of compensation. The majority of buyers prefer
the listing real estate firm offer to compensate the buyer agent.
Retainer fees are used but normally only for commercial properties or
extremely difficult purchases.
As to "for sale by owners" (fsbo) or new construction, we arrange our
compensation as part of the offer to purchase, usually to be paid from
the seller's proceeds.
Compensation for a Buyer's Agent normally takes place at the closing
and from the seller's proceeds.
